The Dream--Offer with Contingencies

After talking with the realtor and the explanations given, we've decided to put our offer in for the new construction house--with some contingencies.

It turns out the seller is owner but has a land contract mortgage so his deed is not yet filed with the county--but the mortgage will be paid in full at closing so we will get clear title.

As for the inspections--its a 'he said, she said' thing. The county says he never had his inspection, he says he did but can't find the paperwork.

We said --ok, look for the paperwork, if you find it, fine. If you don't find it--get it re-inspected. Either way it has to be shown to have passed muster.

Those are part of our contingencies.

We put in a cash offer with as quick as possible closing--as soon he passes the inspection and we have the well and septic checked.

Now we just wait to see if he accepts or counters our offer.

We shall see. I'm going to take a nap! :)
